If the actual audio differs from the visual waveform, that suggests that the waveforms are being drawn incorrectly. When apps misbehave, deleting the prefs is my first step. If that doesn't fix, reinstall. This isn't meant to contradict any other suggestions you've gotten or may still get. But, that just not the way an NLE us supposed to work.
